Our pre-assembled building base is CNC processed from treated softwood timber. The base panel is supplied as a number of separate sub-panels to assist in transport and levelling on site. Bases include 80mm PIR Insulation and 22mm Chipboard Flooring, supplied in packs for fitting on site. We also supply a vapour membrane for above the base insulation, and DPM strips as base protection at the point of contact to the slab or groundworks for ultimate protection from water ingress.
Our precision CNC process means that all components can be trusted to fit perfectly straight out of the box and you will not need to make any cuts or amendments. Our fully structurally rated buildings will go up in a flash.
Treated softwood cladding battens are then supplied loose to receive the external wall covering you have chosen.
The kit is supplied with a high-quality 1.5mm EPDM roof which includes the trims and adhesives. Some cutting of trims is required at installation to ensure a quality finish.
Our normal offering throughout our In-Lam Garden Room range is that all units 3.9m in width and below come with 2 fixed window units and French doors, with all units 4.5m in width and above coming with 2 fixed units and Bi-fold doors.

For this reason, we offer a flexible design opportunity where each space can be customised with glazing options to vary the size, type and location of all windows and doors on the structure to suit personal preferences.

Option 1
With 125mm Chestnut Cladding
This is our classic option with a full timber cladding finish. We specialise in manufacturing our own chestnut cladding which is virtually defect free and comes from sustainable sources. You have the option to add a variety of coating finishes to help in the long term paintenance of the cladding or to enhance its appearance with coloured stain etc.
Why not add matching decking and rain-screen fencing to enhance the look of your garden room.
